Water Heater Service, Repair & Replacement

A water heater rarely fails without warning. It gets slower to recover, noisier, or starts leaving rust in the hot side long before it leaks. Catching it at that stage is the difference between a planned replacement and a flooded utility closet.

Water heaters are the single most common source of interior water damage in occupied buildings, and almost every one of those failures was visible months earlier as a performance change rather than a leak.

That is the whole argument for treating hot water as a maintained system rather than an appliance you replace when it dies.

Warning signs

  • Hot water runs out faster than it used to, or takes longer to recover between uses
  • Rumbling, popping or kettling sounds from the tank
  • Rusty or cloudy water on the hot side only
  • Water pooling under or around the unit, or staining on the pan or floor
  • The temperature-and-pressure relief valve discharging
  • A tankless unit short-cycling, error-coding, or delivering inconsistent temperature
  • A unit past its expected service life, especially in a finished or occupied space

Residential and commercial

For homes and condominiums. For a home, the two decisions that matter are tank versus tankless and where the unit lives. A tankless conversion is not automatically the better answer — it depends on gas line capacity, venting, fixture demand and how the household actually uses hot water. We will give you the honest version rather than the upsell.

For commercial and multifamily buildings. For multifamily and commercial buildings, hot water is a habitability and an operations issue. We can inventory units by building, document age and condition, and put replacements on a planned schedule instead of an emergency one.

Water Heaters — frequently asked

How long should a water heater last?

It varies widely with water quality, maintenance history and how hard the unit works. Rather than quoting an average, we look at the specific unit — anode condition, sediment, corrosion at the fittings, and the failure mode you are describing — and tell you where yours actually is.

Is tankless worth it?

Sometimes. It depends on your gas supply, venting path, simultaneous fixture demand and how long you plan to keep the property. It is a genuinely better answer for some buildings and an expensive lateral move for others. We will tell you which one you have.

Can you replace a water heater in an upstairs closet or over finished space?

Yes, and those installations are exactly where pan, drain, leak detection and correct expansion control matter most, because the failure mode is water in the ceiling below.

Do you service the unit I already have, or only replace it?

We repair and maintain as well as replace. Flushing, anode replacement and descaling on tankless units meaningfully extend service life, and that is cheaper for you than a replacement cycle.
