Whole-Property Repiping

Repiping is the point where repairing stops being the cheaper option. It is a construction project, not a service call, and it should be scoped, scheduled and priced like one.

A repipe is a capital decision, not a repair decision. The signal that it is time is almost never one dramatic failure — it is the third pinhole in eighteen months, or a system with a known material problem that has started to show its age everywhere at once.

Because it is a capital decision, it deserves the treatment: assessment first, a written scope with stated exclusions, a schedule the building can actually live with, and documentation at the end.

Warning signs

  • More than one pinhole leak in the same system within a year or two
  • Discoloured or rust-tinted water on the hot side, the cold side, or both
  • Water pressure that has degraded across the whole building over time
  • Galvanised steel supply piping still in service
  • Polybutylene supply piping, or a piping material with a known failure history
  • Insurance renewal questions or carrier requirements about the plumbing system
  • A repipe already recommended by an inspector, an engineer or a previous contractor

What to expect

  1. AssessmentWe look at the actual system — material, age, failure history, routing and access — before anyone quotes a number.
  2. Written scope and scheduleWhat is being replaced, what is not, what access is required, how long each phase takes and how water service is managed during it.
  3. Notice and phasingFor occupied buildings, water shutdowns are scheduled with the notice period your tenants or operations require. This is planned, not improvised.
  4. Execution and inspectionWork proceeds in phases with the agreed shutoff windows. Required inspections are coordinated as part of the job.
  5. Documentation and handoverYou receive photo documentation, the shutoff map and the record of what was replaced.

For homes and condominiums. For a home, the questions are material, routing and how much wall you are willing to open. We will show you where the runs go, what gets opened, and what restoration you should budget for separately — before you commit.

For commercial and multifamily buildings. For occupied apartment buildings, the hard part is not the piping. It is notice, access, tenant coordination, water shutdown windows and unit turnover sequencing. That planning belongs in the proposal, and in ours it is.

Repiping — frequently asked

How disruptive is a repipe in an occupied unit?

It is real construction, and being straightforward about that is more useful than minimising it. In a phased multifamily repipe, individual units typically have water off for a defined window on defined days, with wall access at specific points. The schedule is part of the proposal so residents can be given accurate notice.

Do you repair the walls afterwards?

Access patching and finish restoration are separate scopes. We identify every access point in the written scope so you can either include restoration in our proposal, where we offer it, or coordinate your own. What we will not do is leave it ambiguous.

Can you repipe one unit at a time?

Yes. Phased, unit-by-unit or stack-by-stack repiping is the normal approach for occupied multifamily properties, and it is often the only approach that works around tenancy.

What piping material do you use?

That depends on the building, the local code, water chemistry and the routing. We state the material in the written scope rather than deciding it on site.
