What does a plumbing maintenance program actually cover?

That depends on the property. The scope is written into the agreement rather than left implied, and it states clearly what is included, what is billed separately, and how emergency work outside the schedule is handled.

Is this worth it for a single-family home?

For a newer home with a known history, an annual water heater service and a shutoff check may be all that is warranted. For an older home, or one where the previous owner's maintenance history is unknown, a baseline inspection is worth doing once so you know what you actually have.

Can you maintain multiple properties under one agreement?

Yes. Multi-property coordination, consolidated reporting and per-property condition records are the main reason portfolio owners use a program at all.

Do you provide the documentation for insurance purposes?

We provide written condition reports and service records. Whether a particular carrier accepts them for a particular purpose is between you and your carrier, and we will not tell you otherwise.
