Who we serve

Residential Plumbing

Straight answers about what is actually wrong.

The most common complaint homeowners have about plumbers is not price. It is not knowing whether the price was for the right work.

Diagnosis first, then a written scope, then the work. That sequence is the whole promise.

What we perform for this audience

  • Leak diagnosis and repair, including concealed and slab leaks
  • Drain clearing and sewer line inspection
  • Water heater repair, replacement and maintenance
  • Faucet, toilet, shower valve and fixture work
  • Whole-house repiping
  • Kitchen and bathroom remodel plumbing
  • Preventive inspections and shutoff mapping

How we work

What this looks like in practice

Diagnosis before a price

The same symptom can have a cheap cause or an expensive one. Quoting before diagnosis serves the contractor, not you. We find the failure first.

The written scope is the agreement

You approve a written scope and price before work starts, and nothing gets added to it without a new approval from you.

Repair or replace, honestly

Where a repair is the better financial decision, we will say so — including when that means a smaller job for us.

Who is this for?

This tells us what documentation and authorization the job needs.

What is happening?

Pick the closest service, then tell us what you are seeing.

Type of work (required)
A sentence or two is plenty. Details help us send the right technician with the right parts.
How urgent is it?

Be honest — it changes how we route the request.

Urgency (required)
Where is the property?

The address of the work, which may not be your mailing address.

Anything that would otherwise turn into a wasted trip.
When would you like us?

Give us a first choice and a backup if you have one.

This is a request, not a confirmed appointment.

Plumbing work is not a fixed-length meeting. Travel time, the technician the job needs and how long the job before yours actually takes all affect the schedule. Dispatch reviews your request and confirms an arrival window with you. Nobody is sent out against an unconfirmed window.

Photos (optional)

A photo is worth more than a paragraph. Pictures of the fixture, the leak and the shutoff underneath it are the most useful ones.

    How it works

Request → Confirm → Diagnose → Complete → Follow up

    1. Request

Tell us the property, the problem and when you would like us. Online, by phone, or through the property-manager intake.

    2. Confirm

Dispatch confirms an actual arrival window. A requested window is a proposal until we confirm it — we will not pretend otherwise.

    3. Diagnose

The technician finds the failure before quoting the repair, and tells you what it will take to reach it.

    4. Complete

You approve a written scope and price. The work is done to that scope, and nothing is added without a new approval.

    5. Follow up

You receive photo documentation of the failure and the finished work, and the record stays with the property.

    Questions

    Frequently asked

Will you give me a price over the phone?

For a genuinely standard item we can give you a range, but for most calls a phone quote would be a guess. We would rather diagnose the problem and give you a real number you can hold us to.

Do I need to be home?

Someone who can approve the scope and price needs to be reachable. Whether that person has to be physically present depends on the job and the access.

What should I do before you arrive?

If water is actively running, shut off the fixture stop or the main. Clear access to the affected area. Take photos of anything that has already changed — stains dry, and the picture is useful.

Do you work on condominiums and HOA properties?

Yes. Note in your request that the property is a condo or HOA, since responsibility for the piping in question is often split between the owner and the association, and that affects who authorizes the work.
