Scheduling

Is the date and time I pick on the website confirmed?

No, and we will not pretend otherwise. The date and arrival window you choose is a request. Dispatch reviews it against travel time, technician skills and the day's workload, and then confirms an actual window with you. You get a reference number as soon as your request is received.

Do I need to be there?

Someone with authority to approve the scope and price needs to be reachable, but they do not always need to be on site. For rental and commercial properties we can work from a written authorization and an on-site access contact.

Pricing and estimates

Can you give me a price before you come out?

For a genuinely standard item we can give you a range. For most calls, a phone quote would be a guess — the same symptom can have a very cheap cause or an expensive one. We diagnose first, then give you a written price to approve before any work starts.

How do I know what I am paying for?

You approve a written scope and price before work begins, and nothing is added to that scope without a new approval from you. If opening a wall reveals a condition that changes the job, you get photographs and a revised scope to approve — not a larger number on the invoice.

The work itself

Should I repair this or replace it?

That depends on the age of the system, whether the same failure has happened before, and what the material is. We will give you both numbers and the reasoning, including when a repair is the better financial decision even though it is the smaller job for us.

Urgent situations

What should I do before you arrive?

If water is running, close the fixture shutoff or the main. If water is reaching electrical panels, outlets or fixtures, shut off power to that area at the breaker before anyone goes in. Clear access to the affected area, and photograph anything that may dry or change before we get there.

Property management and multifamily

Do you work with purchase orders and not-to-exceed limits?

Tell us your purchase-order requirement and any not-to-exceed authorization limit in the property-manager intake, and we will confirm in writing what we can accommodate before work is scheduled. Billing terms are agreed during vendor onboarding rather than assumed.

Commercial

Do you provide written proposals for commercial work?

Yes. Anything beyond a straightforward service call gets a written scope and price with stated exclusions before work begins, so you can compare it against another bid on the same terms.

Construction and remodels

What do you need to bid a construction project?

Plans and specifications, the project address, the current stage, the bid due date, and any insurance, bonding or prevailing-wage requirements. The bid-request form captures all of it and accepts a plan upload.

We perform plumbing work within our licensed classifications. Where a job requires another licensed trade — electrical, restoration, mould remediation, structural repair, or a specialty certification — we identify it and stop rather than working around it. That boundary protects you as much as it protects us.
