Who we serve

Property Management & Multifamily Plumbing

Plumbing and property maintenance support built for portfolios.

Most plumbing companies treat property managers as homeowners who happen to own several homes. The funnel is the same, the intake form is the same, and the documentation — the part a manager actually needs — does not exist.

A portfolio has different problems. Access is governed by notice requirements. Spend is governed by authorization limits. Vendors are governed by paperwork. And every job eventually has to be explained to somebody: an owner, an asset manager, an insurer, or a resident who wants to know why their water was off on Tuesday.

That is what this side of RePlumbify is built around.

What we perform for this audience

  • Unit-turn plumbing — fixture replacement, supply lines, angle stops, leak checks and punch items
  • Leak and fixture repair across occupied units
  • Water heater service, replacement and portfolio age tracking
  • Drain and sewer response, plus scheduled line service on recurring problem stacks
  • Repiping for occupied buildings, phased by unit or by stack
  • Preventive plumbing inspections with written condition reports
  • Shutoff and valve identification, labelling and documentation per property
  • Common-area and building-system plumbing
  • Recurring maintenance programs with defined scope and interval
  • Multi-property coordination under a single point of contact
  • Job documentation with before-and-after photographs
  • Purchase-order and written-authorization workflows
  • Straight answers in writing before a work order is issued
  • An escalation path agreed with you in writing during onboarding

How we work

What this looks like in practice

Two classifications on one license

RePlumbify holds C-36 Plumbing and B General Building on California license #1159930. The plumbing is what we do; the General Building classification is what lets us take a property scope that crosses a trade boundary as one contract instead of leaving you to coordinate several. Where a scope needs classifications we do not hold, we contract as the general building contractor and engage appropriately licensed specialty contractors under that contract — one company, one schedule, one invoice. See our property maintenance page.

Authorization before spend, every time

Work proceeds against a written scope and price you have approved. Where you operate on not-to-exceed limits or purchase orders, tell us the limit and the PO requirement in the intake and we will work to it.

Documentation as a deliverable

Photos of the failure and the finished work, written findings, and a per-property record. Ownership groups, asset managers and insurers all eventually ask for this, and reconstructing it after the fact is not possible.

Scheduling that respects tenancy

Access windows, entry-notice requirements, restricted hours and occupied-unit constraints belong in the intake, not in a phone call after the technician is already at the gate.

One contact across multiple properties

A portfolio should not have to re-explain itself for every address. Property records, standard fixture specifications and site access notes stay with the account.

Intake

Property manager intake

This form captures the things a homeowner form does not: unit counts, entry-notice obligations, purchase-order and approval requirements, vendor documentation requirements and billing contacts.

A rough number is fine.
This is the single most useful number you can give us.

Access and timing

This is the part that decides whether the visit is productive.

Anything that would otherwise turn into a wasted trip.
We schedule to your notice obligation, not around it.

Requested windows are proposals until dispatch confirms them.

We will confirm an actual window with your site contact before anyone is sent out, so you can give residents accurate notice.

Authorization and billing

Tell us your rules and we will work to them rather than discovering them at invoicing.

Do you require a purchase order?
Work stops at this figure and we come back to you for a new approval.

    How it works

Request → Confirm → Diagnose → Complete → Follow up

    1. Request

Tell us the property, the problem and when you would like us. Online, by phone, or through the property-manager intake.

    2. Confirm

Dispatch confirms an actual arrival window. A requested window is a proposal until we confirm it — we will not pretend otherwise.

    3. Diagnose

The technician finds the failure before quoting the repair, and tells you what it will take to reach it.

    4. Complete

You approve a written scope and price. The work is done to that scope, and nothing is added without a new approval.

    5. Follow up

You receive photo documentation of the failure and the finished work, and the record stays with the property.

    Questions

    Frequently asked

Do you work on purchase orders and Net terms?

Billing terms are set up during vendor onboarding rather than assumed. Tell us your PO requirements and billing contact in the intake and we will confirm what we can accommodate in writing before any work is scheduled.

Can you coordinate directly with our on-site staff or residents?

Yes, with your authorization. Give us the on-site contact and the access rules, and tell us whether we may contact the resident directly to arrange entry.

Do you do more than plumbing?

Yes. RePlumbify is a plumbing contractor that also holds a General Building classification on the same license. Where a property scope crosses a trade boundary we take it as a single contract, self-performing the plumbing and engaging appropriately licensed specialty contractors for the balance under our contract. Our property maintenance page sets out exactly what falls where.

Can you standardise fixtures across our portfolio?

Yes. A standard fixture specification per property means one set of parts, faster turns and cheaper future maintenance.
