Fixtures, Faucets & Toilets

Fixture work is where most properties quietly lose money — a running toilet is measured in thousands of gallons a month, and a worn shower cartridge is a scald risk long before it becomes a leak.

Fixtures are the part of the plumbing system people actually touch, and they are also where deferred maintenance is most visible to a tenant, a guest or a buyer.

They are also where small, cheap interventions have outsized returns: a rebuilt toilet, a replaced cartridge, a new angle stop. None of it is dramatic work. All of it prevents the dramatic work.

Warning signs

  • A toilet that refills on its own, runs intermittently, or never fully stops
  • A faucet or shower valve that drips after being shut off, or will not hold temperature
  • A shower that runs hot or cold when another fixture is used
  • Water at the base of a toilet, or a toilet that rocks when you sit on it
  • Corroded or seized angle stops under a sink or toilet
  • A garbage disposal that hums, leaks at the housing, or trips its reset repeatedly
  • Commercial flush valves that will not seal, or hands-free sensors that misfire

Residential and commercial

For homes and condominiums. If you are supplying your own fixture, tell us the model in advance. Some designer and imported fixtures use non-standard rough-in dimensions or proprietary cartridges, and finding that out on site costs you a second visit.

For commercial and multifamily buildings. For unit turns and restroom refits, fixture work is a volume and scheduling problem. We can work from a standardised fixture specification per property so every unit gets the same parts, which makes future maintenance dramatically simpler.

Can I supply my own faucet or toilet?

Yes. Tell us the make and model when you book so we can check rough-in dimensions and cartridge type in advance. Customer-supplied fixtures are also excluded from any product warranty we would otherwise pass through from a supplier.

Is it worth repairing an older faucet?

Sometimes. Quality older fixtures are often worth rebuilding, and parts are available for most major lines. Budget-grade fixtures usually are not worth the labor. We will tell you which category yours is in.

Why do you replace the angle stops when you change a fixture?

Because a corroded or seized shutoff valve is the thing that turns a future ten-minute repair into a whole-building shutoff. Replacing them during a fixture change costs very little and saves a great deal later.

Do you handle apartment unit turns?

Yes. Tell us the unit count, the standard fixture specification and the turn schedule in the property-manager intake and we will schedule to it.
