Plumbing Repairs

Most plumbing calls start the same way: something is wet, something will not stop running, or something will not turn off. We diagnose the actual failure before quoting a repair, so you are paying to fix a cause rather than a symptom.

Plumbing repair is diagnostic work before it is mechanical work. The visible symptom — the wet baseboard, the pressure drop, the fixture that will not stop — is rarely where the failure is. A slab leak shows up as a warm floor two rooms away. A failed pressure-regulating valve shows up as a fixture that will not stop dripping. Replacing the fixture does not fix it.

That is why our repair process starts with isolating the cause and ends with a written scope you approve, rather than starting with a price for a part.

Warning signs

  • A water bill that climbs without a change in how the property is used
  • Wet drywall, warm spots on a slab floor, or a musty smell near a wall or cabinet base
  • A fixture that keeps running, refills on its own, or drips after being shut off
  • Water pressure that drops across the whole building, not just one fixture
  • A shutoff valve that will not close fully, weeps at the stem, or will not turn at all
  • Banging or hammering in the walls when a valve or appliance closes

  2. We confirm a service windowRequested windows are proposals until dispatch confirms them. You get a confirmation with the actual window before anyone is sent out.
  3. We diagnose on siteThe technician finds the failure before quoting the repair. If access, demolition or a specialty trade is needed to reach it, that is identified up front.
  4. You approve a written scopeYou receive the scope and price in writing before work starts. Nothing is added to the job without a new approval.
  5. We complete and documentThe repair is completed, the area is left clean, and you receive photo documentation of the failure and the finished work.

Residential and commercial

For homes and condominiums. For homeowners, the priority is usually stopping active damage first and then deciding on the permanent repair. We will tell you plainly when a repair is a reasonable fix and when it is money spent on a system that is going to fail again.

For commercial and multifamily buildings. For commercial and multifamily buildings, repairs are scheduled around occupancy, business hours and water-shutdown notice requirements. We can work to a not-to-exceed authorization limit and provide the documentation your accounting or ownership group needs.

Plumbing Repairs — frequently asked

Can you tell me the price before you come out?

Not honestly, no. A running toilet has a dozen possible causes at very different price points, and quoting before diagnosis is how customers end up paying for the wrong repair. We diagnose first, then give you a written price to approve before any work starts.

Do I need to be there for the repair?

Someone with authority to approve the scope and price needs to be reachable, but they do not always need to be on site. For rental and commercial properties we can work from a written authorization and a site contact for access.

Should I repair this or replace the whole thing?

That depends on the age of the system, whether the same failure has happened before, and what the piping material is. We will give you both numbers and the reasoning, and we will say when a repair is the better financial decision.

Can you work around my tenants?
