Plumbing constraints, before the design is final

Vent routing, drain slope, joist direction and existing stack locations decide what a layout can actually do. Finding that out after the cabinets are ordered is expensive.

Trade sequencing

Rough-in has to land between demolition and closing walls, and trim has to land after tile and cabinets. We schedule to the sequence, not around it.

Existing conditions, stated

Remodels reveal things. Where opening a wall exposes a condition that changes the scope, you hear about it immediately with photos and a revised scope — not on the final invoice.

    How it works

      Tell us the property, the problem and when you would like us. Online, by phone, or through the property-manager intake.

    2. Confirm

      Dispatch confirms an actual arrival window. A requested window is a proposal until we confirm it — we will not pretend otherwise.

    3. Diagnose

      The technician finds the failure before quoting the repair, and tells you what it will take to reach it.

    4. Complete

      You approve a written scope and price. The work is done to that scope, and nothing is added without a new approval.

    5. Follow up

      You receive photo documentation of the failure and the finished work, and the record stays with the property.

    Frequently asked

    Can I move the toilet or the sink?

    Usually, but the cost depends entirely on drain routing, venting and what is under the floor. That is worth answering before the design is locked, not after.

    Do you work with my contractor or designer?

    Yes, and it goes better when we are brought in during design rather than at rough-in. Give us the contact in your request.

    What happens if you find something behind the wall?

    You get photos, a written explanation and a revised scope to approve before any additional work happens. Discoveries are normal in remodels; surprises on the invoice are not.
